What is Equity Release?

Equity Release is now increasingly used in modern retirement financial planning, with the ability to turn equity in your home into tax free money, whilst retaining ownership of your property.

This has ensured the continued growth of this financial solution in helping clients to achieve their financial goals and dreams through later life financing.

Equity release may involve a home reversion or a lifetime mortgage, which is secured against your property. To understand the features and risks, ask for a personalised illustration. Equity release requires paying off any existing mortgage. Any money released, plus accrued interest would be repaid upon death, or moving into long-term care. Your Advisor will tell you everything you need to know about equity release including the effect on the amount of inheritance you can leave and if your entitlement to means-tested benefits could be affected now or in the future. You only continue to own your own home with a lifetime mortgage.

By releasing a portion of the equity in your home you’ll have money to spend on whatever you wish. It could be holidays, home improvements, buying a new car and/or helping your family with an early inheritance and more.

This is based on the value of your home, your age and health. Typically customers can release up to 58% of the property’s value.

Plans from the whole of the market will be considered, the features mentioned and the amounts raised, are subject to the lender’s criteria, terms and conditions. These may take into account the age, health and lifestyle factors in order to provide you with an enhanced amount.

No, all the lifetime mortgage lenders we recommend are members of the equity release council. As such their product come with a ‘no negative equity guarantee’. This means that if your property were to fall into negative equity, any portion which could not be repaid from the sale of the property would not need to be repaid.

Lifetime mortgages are the most popular form of equity release, which enables you to retain ownership of your property. Home Reversion plans work by selling some or all of your home to the Reversion Provider but these plans are not so commonly used.

Most equity release plans do not require you to make monthly repayments. Normally the loan is repaid when the client goes into long term care or dies, and the loan is repaid from the proceeds of the sale of the property.

Some providers offer an inheritance guarantee. This allows you to safeguard a percentage of the value of your home for inheritance purposes.

You can call and speak to an adviser for a no obligation chat over the phone, visit our offices or have an adviser visit you in the comfort of your own home.
